By scheduling services with MDS Property Management, you acknowledge and agree to our service terms, pricing policies, and scheduling procedures.

All work performed will be agreed upon prior to service whenever possible. Additional services requested during a project may result in additional charges.


2. Estimates & Pricing

Estimates provided by MDS Property Management are based on the information available at the time of quoting.

Final pricing may change if:

• The scope of work increases
• Access to the property is restricted
• Additional labor or materials are required
• Hazardous or unexpected conditions are discovered

Customers will be notified of pricing changes before additional work is completed whenever possible.


3. Payment Policy

Payment is due upon completion of service unless otherwise agreed upon in writing.

We accept the following payment methods:

• Cash
• Check
• Credit/Debit Card
• Electronic Payment

Late payments may be subject to additional fees.

For property management clients, payment structures and monthly management fees are outlined in the individual management agreement.


4. Cancellations & Scheduling

We request at least 24 hours notice for cancellations or rescheduling of services.

Failure to provide adequate notice may result in a cancellation fee.

MDS Property Management reserves the right to reschedule services due to:

• Weather conditions
• Equipment issues
• Safety concerns
• Scheduling conflicts


5. Property Access

Customers must provide safe and reasonable access to the property during scheduled service times.

If technicians arrive and cannot access the work area, a trip fee may be charged.

Pets should be secured during service visits to ensure the safety of both our team and your animals.


6. Lawn Care & Landscaping Policies

For lawn care and landscaping services:

• Pricing is based on property size, terrain, and service requirements.
• Excessively tall grass, debris, or additional cleanup may result in additional fees.
• Seasonal services such as dethatching, aeration, or fall cleanup may require advance scheduling.

Weather may affect service timing.


7. Junk Removal Policies

For junk removal services:

Certain items may require additional fees including but not limited to:

• Tires
• Mattresses
• Appliances
• Paint or chemicals
• Construction materials
• Hazardous materials

Items considered hazardous or illegal to dispose of will not be removed.


8. Repairs & Home Improvement Services

For home repairs, maintenance, and improvement projects:

• Material costs are billed separately unless otherwise stated.
• Additional work discovered during repairs will require customer approval.
• MDS Property Management is not responsible for pre-existing structural issues that were not visible prior to the repair.


9. Property Management Services

For property management clients:

• Monthly management fees are outlined in the signed management agreement.
• Tenant placement services may include additional fees.
• Maintenance and repair work may include labor charges in addition to materials.

Owners will be notified of major repairs whenever possible before work is performed.


10. Liability & Safety

MDS Property Management operates with safety as a top priority.

We are not responsible for:

• Pre-existing property damage
• Hidden structural issues
• Damage caused by improper prior installations
• Delays caused by weather or unforeseen circumstances
